We Remodel Kitchens in Houses That Have a Past
Touchdiva is a kitchen remodeling contractor working in Riverside. A lot of what we do happens in houses that were built long before anyone imagined a dishwasher, a microwave drawer or an induction range: craftsman bungalows in the Wood Streets, Spanish revival homes near Mount Rubidoux and downtown, and the post war ranch houses that fill Arlington, Magnolia Center and La Sierra. We also work in newer homes in Orangecrest, Mission Grove and Canyon Crest, but older houses are where our way of planning a job earns its keep.
That way of planning is simple to describe. Before we talk about door styles or countertop colors, we find out three things. Is the property inside a designated historic district, or individually listed, and will any part of the remodel change the outside of the house? What is behind the walls, meaning the age of the supply pipes, the condition of the drains, and the size and state of the electrical panel? And which walls in the kitchen are holding something up?
The answers decide the budget, the drawings and the order of work. A kitchen that stays inside its walls is a building permit and a series of inspections. A kitchen that adds a window on a street facing wall may need design review first. A kitchen with a failing cast iron drain needs that drain replaced while the floor is open, not two years after the new tile goes down.
How We Work
- Status first. We look up the historic status of your address and tell you what, if anything, will need review.
- Systems assessed early. Plumbing, wiring and ventilation are inspected on the first visit so they are in the estimate.
- Engineering where it counts. Walls that carry load are opened only with an engineer’s design and a permit.
- Straight answers. If a smaller job gets you most of what you want, we will tell you.
